The main stages of any building process you need to understand as Owner or investor from beginning to End,

 

Many people don’t know what the stages of construction process whether it’s for their own villas, investments, or other buildings, so we will explain here briefly with enough information required for that.

we will take villa as an example here for illustration, The process usually will start as Idea on the owner mind,

the owner starts the idea that he want to build his own house, he has some ideas such as special need and requirement, since he's business man want to have quite office on the villa, also he need to has his own gym, meanwhile he like swimming, so he would like to have swimming pool, meanwhile his wife, want to have a big master bedroom with walk in closet, also she needs to have an industrial kitchen while she usually arranging many invitations and parties, also she want to have a shown kitchen for special occasion, with mini saloon, they have two kids one boy and one girl each of them has different requirement for their rooms

now the owner has all these ideas and requirement and sure, he already pick up land for the villa location , now first he need to start and select a Design and Architect company for his villa, sure need to select one from many choices available on the Market, so first how he will select, the base of selection will be mostly base on reputation and the previous works exhibited to him , and sure different people prefer also different themes for their homes, some people preferred the traditional luxurious buildings , others like the simple and contemporary buildings, others like the combination between both, and that could be the base of selection, also the experienced for the company on the area you intend to build in is also very important, and also the budget,

now he selected the Architect consultancy company and start the process.

The process will start as any other business, by signing the contract between both parties, the contract usually divided to several part , including all design stages and then construction supervision

After signing the contract, the client will start sharing his requirement ,and the approximate budget ,and based on that the design team on the Architect consultant office, will start the process by making the first stage which is called the concept design , when it’s done they will share it and presented to the client, after they get his approval, and adjust his comments if any , they will start the second stage, whereby the villa will start to have more details, and will include more specific requirement , from the client, and then in this stage the drawings will start to issue, for interior and exterior including the system of the building , include site plan floor plan elevations, after this stage completed the same approval will be required from the client after the design presented to him

The final stage of design is the detailed design , in this phase the design will be refined and detailed plans and drawings for all and each area will be developed, determine the specification for materials will be used on the villa , 2 D and 3 D models including renders for the design , the cost of project also will be identified by the consultant , after the client discuss give his comments and approve the details design, the tender will be float to select the better contractor who’s more qualified to execute the project, based on a several aspects , his previous works done , his price, experience ETC,

Meanwhile the consultant company with client will start the dealing process with several Authorities to start the building process getting the required building permit from the municipality or the developer for the area

Also the NOCs (no objection certificates) from Electrical and water Authority Etisalat and sometime depend to the area other Authorities such us military and antiquities Authority, when they will get all the approvals

The Tenders will be opened, for the Contractors who invited or submitted their tender based on the Contract documents, including the required design, the building area, the materials specs, each tenderer will include in his offer his price, period for project execution prequalification and some other documents such as his financial statement, and these documents differ from project to project,   

Then the Contractor will be selected, and villa execution will start, this stage will be explained in the next Article
